Orleans Station in Memphis, TN is a new neighborhood specifically designed to foster a community for students at the University of Tennessee Health Science Center (UTHSC). The development was created in partnership by Memphis-based real estate developer Henry Turley and UTHSC. Orleans Station boasts apartments for students, faculty, staff, and people who work in the surrounding area, surrounded by bike and pedestrian friendly streets.  

The Orleans Station project revitalized 10 acres of land on the UTHSC campus that were unused buildings or parking lots into 12, three-story brownstone apartment buildings. The development hosts a total of 372 residential units and 16,000 SF of retail space. The architecture of each building was designed to reflect nearby neighborhoods Victorian Village and the newly reimagined Edge District. A project of this magnitude required support from professionals in structural engineering and civil site design. Fortunately, we hold a longstanding relationship with the UT Health Science Center, strengthened by an Indefinite Delivery/Indefinite Quantity contract where we provided services directly to the owner for various projects. SSR was a key resource in turning this community-centered design into reality.  

Our team performed civil site design which included the preparation of the site plan and supporting documentation, design of all utilities, ADA Sidewalks, parking lots, controlled entrances, green spaces and a revised lot that combined 22 parcels into one development. We also provided site, grading, and drainage plans and details for construction, as well as coordinating the approval of all public improvements with the City of Memphis. We prepared, submitted, and presented multiple variances to the Board of Adjustment that were all approved.   

Not far from the Mississippi River, we prepared erosion prevention and sediment control plans as well as a stormwater pollution prevention plan that was approved by the Tennessee Department of Environment and Conservation. We also laid out utility plans and details for the construction of the water and sewer connections as needed.
