The Kayseya Center—home of the NBA’s Miami Heat and WNBA’s Miami Sol—sits at a picture-perfect location on Biscayne Bay. Notwithstanding the beautiful views, the location poses several challenges to resilience of the facility including saltwater exposure, hurricane risk, and a grueling multi-use schedule at the center of the bustling Miami scene. After being in service for almost four decades, it was time to take a holistic look at the ongoing issues experienced by the facilities maintenance group.

Our initial involvement began with a structural assessment of the arena and its garage due to ongoing issues. The arena, built in the 1980s, was showing signs of wear and tear, including cracks and other structural issues, due to frequent use and saltwater exposure. The initial assessment identified several areas requiring maintenance, and the ownership group worked to identify funding to enhance the good state of repair for the arena. The Champlain Towers incident in nearby Surfside heightened building condition scrutiny across the state, and the response was accelerated to demonstrate good stewardship of the public-facing venue.

 

Executing the Game Plan

The team meticulously planned the repairs, confirming all structural issues were identified and addressed to prevent future problems. This proactive approach not only assured the safety of the arena but also demonstrated our commitment to excellence. One of the key aspects of this project was coordinating with the arena’s operational schedule to minimize disruptions. The team worked around events and other activities to efficiently conduct assessments and subsequent repairs. This required careful planning and collaboration with the arena’s management to complete the work without affecting the arena’s operations. Our ability to adapt and work within these constraints showed our flexibility and dedication to client satisfaction.

The project included strengthening repairs and preventative measures to extend the lifespan of the structure and reduce the need for frequent maintenance. By addressing the root causes of the structural issues, we were able to provide long-term solutions that would save the arena time and money in the future. This approach not only solved the immediate problems but also allows for continued safe operation of the arena for years to come.
